Booking & cancellation policy

We want every stay to be straightforward from the moment you book. Below is everything you need to know — please read it before confirming your reservation. If anything is unclear, just get in touch.


Making a booking

Your booking is confirmed once full payment has been received and you have a confirmation email from us. Until that point, dates remain available to other guests.

By completing a booking you agree to the house rules of the property you are staying at, and to the terms outlined on this page.

Please ensure the number of guests you book for is accurate. Bringing additional guests without prior agreement may result in your stay being ended without a refund.


Cancellation — overnight stays.

More than 30 days before

  • Full refund, no questions asked.

Less than 14 days before

  • Non-refundable. We'll do our best to rebook the dates — if we do, we'll return what we can.

14–30 days before

  • 50% refund, or the option to move your dates once at no charge.

No-shows

  • Non-refundable. Please let us know if you're running late — we'll always try to help where we can.

All cancellations must be made in writing by email. The cancellation date is the date we receive your email.


Cancellation — Sauna and Spa

More than 7 days before

  • Full refund or free date change.

Less than 3 days before

  • Non-refundable. Spa days are prepared in advance and dates are held exclusively for you.

3-7 days before

  • 50% refund, or move your date once at no charge.

All cancellations must be made in writing by email. The cancellation date is the date we receive your email.


Changes to your booking

We'll always do our best to accommodate changes where we can. Date changes are subject to availability and must be requested by email. Any difference in price between original and new dates will apply.

Guest number changes must be agreed in advance. Increases may be subject to an additional charge.


If we need to cancel

In the very unlikely event that we need to cancel your booking — due to circumstances outside our control — we will notify you as soon as possible and offer either a full refund or alternative dates.

We are not liable for travel costs, accommodation elsewhere, or any other expenses incurred as a result. We strongly recommend taking out travel insurance for peace of mind.


Damages & security

We trust our guests. These spaces have been made with care and we ask that you treat them accordingly. Any damage beyond normal wear and tear may be charged to the card used at booking.

A security deposit may be required for certain bookings — if so, this will be confirmed at the time of booking and returned within 5 working days of your stay, provided the property is left in good order.
